Please be prepared to pay the application fee as outlined in the property listing. In addition to a rental application, you will also be required to provide a copy of a valid form of identification and verifiable proof of income.

You must provide 5 years of residential history as well as contact information for your rental references. Please provide their name, phone number, and email address.

You must provide info to verify your monthly income. We look for 3 months consistent employment. Paycheck stubs are preferred. If paycheck stubs are not available, we will review the past 3 months of bank statements where you have highlighted your income deposits. All income must be verifiable and readable.

If you cannot prove your income, you will not qualify.

Please submit these items with your application for fastest processing.

Most properties require an applicant's combined gross income to be at least three (3) times the monthly rent amount.

EACH OCCUPANT, 18 years or older, Must Submit a Rental Application, and pay an application fee, in addition to each Applicant..

The rental Application Fee is $40 per applicant for the administrative processing of your application. Great Living Properties uses "My Smart Move" to check credit, eviction, and background histories.

Great Living Properties' application procedures are simple and fair.

- We will process all applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. Additionally, we may welcome best offers from each applicant with rent amount, move-in date, lease term, and repair stipulations taken into consideration. Keep in mind, the non-prevailing applicants may still be qualified for another homes. We follow-up with all approved and back-up applicants until a lease is signed and funded. If you do not provide a completed application with proof of income, DL, and SS card, we will move to the next application.

Once your application is being processed, the application fee is non-refundable.

Great Living Properties uses the Texas Association of Realtors Lease Application form. If you are not represented by a Realtor, we will provide you with a copy upon screening.
